What to know about each price
- PropertyMe: Prices are per 100 properties and stated for a minimum of 200 properties, with a separate start-up package for up to 100 properties.
- Managed App: Priced per property under management, with a flat monthly figure for agencies under 100 properties. GST is extra, the page says pricing is subject to your agreement, and no free plan or trial is shown.
- Property Tree (MRI Software): The Base price is a 'From' price per 100 properties, ex GST, and a footnote says a Fair Trade Policy may be applied.
- Buildium: New Growth and Premium customers must use Buildium's onboarding service, and its fee is not shown.
- AppFolio: Every plan is by quote, with a minimum spend on each and a 50 unit minimum on Core. No amounts, trial or free plan are shown.
- Console Cloud: The FAQ says Accelerate and Premium are priced on a minimum spend plus a charge per extra property managed, but no amounts are shown.
What to look for in property managers software
A rent roll, inspections with photos and maintenance jobs in one place. Trust accounting is regulated and is not part of the first version.
A tool for property managers has to fix these:
- Trust accounting is stressful and regulated.
- Maintenance requests are chased by phone.
- Owner statements take days at month end.

About the price
What is the cheapest property management software?
Prices are in the currency each page names and are not ranked across currencies: 3 with no currency named. PropertyMe is left out of these figures because it is priced per 100 properties with a minimum of 200. The lowest price is often the plan with the fewest features, so check what each includes.
Why do prices differ so much?
Mostly who is counted and what is included: per user or per seat, the number of jobs or products, payment processing, and setup.
Does it do trust accounting?
Not in the first version. Trust accounts are regulated state by state, so it would only be built after checking by someone qualified in your state's rules.
How would inspections work?
Planned: a form on a phone per property, photos on each finding and a report built as you go.
Can owners see statements?
Planned: an owner page with the monthly statement.
